Urban tentrification is a process of revitalization, regeneration or redevelopment of a deteriorated or abandoned area that transforms it into high -income areas, displacing original residents, especially vulnerable groups, while rural gentrification is the result of the migration of the city towards the periphery that causes the increase in land value and changes in land use. This causes the disintegration of the social fabric due to the exclusion of certain communities. Residents who manage to support this displacement are vulnerable to the loss of identity due to the social and economic pressure they face. This project proposes the development of a predictive model to prevent gentrification. The model will use socioeconomic, demographic and urban data of the last two population and housing censuses to identify patterns and risk factors that could lead to gentrification. It will be applied in four cities in southern Latin America: Cuenca (Ecuador), Cartagena (Colombia), Valparaíso (Chile), Lima (Peru). Through the implementation of data analysis techniques and Machine Learning, you can find sensitive areas and propose early intervention strategies. This approach will allow decision makers to design more effective policies to protect vulnerable communities preserving the cultural and social identity of areas at risk at the same time that it will allow ensuring an equitable and sustainable transition from the affected areas minimizing the negative impacts of the gentrificing phenomenon.
